Development agreement extended for Terzetto Villas

The Aventura City Commission gave initial approval to a two and a half year extension of the development agreement for Terzetto Villas during its meeting Tuesday night — but not before hearing from a representative of the property’s neighbors, who are worried that the vacant, dirt filled area in the unfinished complex is both unsafe and unsightly.

“It’s an eyesore,” said Rosa Naccarato, the condo association president for Admirals Port Condos, which are located next to Terzetto Villas. “The fencing has started to fall down. It’s ripped, it’s not attractive, so they need to do something in the interim until they do develop it.”

Attorney Felix Lasarte was there to represent  the court appointed receiver, Philip Von Kahl, who is managing the property at NE 185 Street and NE 28 Court. Lasarte promised to meet with Naccarato next week and to address her concerns. He also said he would work with City Manager Eric Soroka to develop a site maintenance plan so the issue doesn’t come up again.

The commission’s vote to grant the extension gives the receiver more time to sell the property, which currently consists of one area with finished condos, and two undeveloped areas that were intended to be the sites for villas and lofts. Lasarte said his client has the condos and the two areas of land on the market, and is looking for buyers.

“It’s a rough time economically for any development, so you have to figure a way out, but during this interim period you still have to maintain the property, you got to work with the neighbors so that what you have there doesn’t become an eyesore and people are happy,” he said.

Naccarato said she was satisfied after the meeting. We’ll follow-up with her to get a better idea of what exactly needs to be fixed, and will continue to monitor the state of the property and the receiver’s progress on the promised up-keep.
